Who we are

Zoreja is a sole proprietorship: Amarshan Singh Khanna, trading as Zoreja. In these Terms, "we" and "us" mean the proprietor. Contact: zoreja.connect@gmail.com.

Acceptance

By creating an account or using zoreja.com, you agree to these Terms and our Privacy Policy. If you do not agree, do not use the platform.

Beta

Zoreja is in an invite-only beta. Tools may change, pause or be withdrawn without notice. During the beta no payments are taken — see our Refund & Cancellation Policy.

What Zoreja is — and is not

Zoreja is a technology platform offering real-estate information tools. With your consent, our team can pass a request to an independent Channel Partner or consultant approved by the Zoreja team. Zoreja is not a real estate agent within the meaning of the Real Estate (Regulation and Development) Act, 2016, and does not act on your behalf. It is not a bank or lender, a law firm, a RERA authority, or a provider of professional Vastu, valuation or investment advice. Tool outputs are informational aids only and are not professional, legal or financial advice. Always check independently and consult a qualified professional before you transact.

Eligibility

You must be at least 18 and able to form a binding contract under Indian law.

Tool-specific terms

• Loan Eligibility and EMI tools: indicative estimates — not a loan offer, sanction or guarantee. Lending decisions rest solely with the lender.
• RERA Check: a project is shown as listed only when MahaRERA's own project search lists that registration number. Being listed does not mean the registration is valid: check its validity and expiry on the official MahaRERA record before you act.
• Bank auction links: Zoreja links to official auction portals such as BAANKNET and IBAPI. Zoreja does not list, conduct or run auctions and never takes bids or earnest money (EMD). Auction properties are sold "As Is Where Is".
• MHADA Lottery & Schemes: dates are copied from MHADA's own notices and can change; apply only on MHADA's official portals.
• Vastu Analysis: informational guidance, not a guarantee of any outcome.
• Presentation Maker: you are responsible for the accuracy and legality of the content you enter, including mandatory RERA disclosures.
• Zora (AI assistant): answers are produced by AI and can be wrong. Check the source Zora names before you act.

Channel Partners and consultants

Channel Partners and consultants are independent third parties, not employees or representatives of Zoreja. The Zoreja team reviews and approves each one before they can receive requests, but does not independently verify their licences and does not guarantee their conduct or results. Any transaction with them is strictly between you and them.

Credits

Some tools use credits, and the cost is shown before you use them. During the beta, credits are free, have no cash value and do not expire. See the Refund & Cancellation Policy.

Acceptable use

You will not misuse the platform or other people's data; submit false, defamatory or infringing content; scrape or overload the platform; impersonate others; or use it unlawfully. We may suspend accounts that break these Terms.

Disclaimers & limitation of liability

The platform is provided "as is", without warranties. To the maximum extent permitted by law, we are not liable for indirect or consequential losses, or for decisions you make based on tool outputs or dealings with partners. Our total liability to you is limited to the amount you paid us in the three months before the claim; during the beta no payments are taken.

Governing law & disputes

These Terms are governed by the laws of India. The courts at Chhatrapati Sambhajinagar, Maharashtra have exclusive jurisdiction, subject to your rights under consumer-protection law.
