FSI Explained: How It Decides What a Plot Can Build

18 June 20264 min read

FSI, or Floor Space Index, is the ratio of built-up area to plot area. If a 1000 square foot plot has an FSI of 2, you can build up to 2000 square feet on it.

Local authorities set the FSI for each area. A higher FSI means a builder can offer more flats, which affects both price and how crowded a project feels.

If you are buying, you do not need to master the maths. Just know that FSI, along with TDR, decides how big a project can get on a given piece of land.

How Zoreja helps: we make project approvals easy to understand, so the technical parts do not slow down your decision.
