TDR Basics: How Developers Build More Without More Land
20 June 20264 min read
TDR stands for Transfer of Development Rights. In simple terms, when someone gives up land for a public purpose, like a road, they get rights to build extra area in return.
These rights can be sold. A developer buys them and uses them to build more than the base limit on their own plot. That is how you sometimes see taller buildings in the same area.
For a buyer, this mostly matters for pricing and density. More built-up area can mean more flats and more common load, so it is worth asking how the project uses TDR.
